How Much Does Exterior House Cleaning Cost in Perth?

If you search for exterior cleaning prices, you will find plenty of guides written for other capital cities, quoting a flat rate for "pressure washing a house" as though every property were the same. That number is close to useless in Perth, partly because it ignores our building materials and our climate, and mostly because no competent operator prices a whole exterior as one lump.

Exterior cleaning is quoted service by service, in units. Solar panels are counted. Windows are counted. Hard surfaces are measured in square metres. Gutters are measured in linear metres or estimated from the roof plan. Once you understand the units, you can read a quote properly, compare two quotes fairly, and work out where bundling saves you money.

Solar panel cleaning: priced per panel, adjusted for access

Panel cleaning is almost always quoted per panel, with a minimum call-out figure so that a small system is still viable to attend. From there, the variables are all about getting to the array safely and how stubborn the soiling is.

What moves the number:

• Panel count and array layout. Twenty panels in one plane on a north-facing roof is a faster job than the same twenty split across three orientations with ridges between them.
• Roof pitch and material. Steep pitches, brittle tiles and slippery metal sheeting all change the access method and the safety set-up required.
• Storey height. A double storey or a raked single storey may need harness anchoring or elevated access.
• Degree of soiling. A light dust film is a different job from baked-on bird droppings, lichen at the panel frames or a season of red dust cemented on by dew cycles.
• Water quality. Cleaning with untreated mains water leaves mineral spotting on glass. Purified or deionised water avoids that, which is a large part of why panel specialists carry filtration on the vehicle.

If your array sits near the coast, salt film is the recurring issue. Further inland, easterly winds and construction dust do the same job. Homes under gums add pollen, sap and leaf litter, which mats into the panel frames and holds moisture against the seals.

Window cleaning is quoted per pane or per window, sometimes by the hour for unusual jobs. The count matters less than what the count is made up of.

The cost drivers:

• Internal, external or both. External-only is the cheaper option and is often all a home needs between full cleans.
• Height and access. Ground floor glass reached from a water-fed pole is straightforward. Second storey glass over a garden bed, a pool or a paved courtyard is a different proposition and may need a ladder set-up, a longer pole system or elevated access.
• Extras beyond the glass. Frames, sills, tracks and flyscreens are usually itemised separately. Screens need to be removed, washed and refitted, which is labour, not glass.
• Glass condition. Hard water staining from sprinkler overspray, render splatter left by builders and paint specks all require restoration work rather than a routine clean, and should appear as a separate line.
• Large fixed panes. Full height picture windows and stacker doors take more time per unit than a bank of small awning windows.

Pressure washing: priced by the square metre and the surface

Hard surface cleaning is measured. A quote should state the area and the surface, because the surface dictates the method and therefore the time.

Perth homes throw up a particular mix. Limestone driveways and retaining walls are porous and stain readily, and they cannot take aggressive pressure without pitting. Exposed aggregate needs enough pressure to lift the grime out of the texture without stripping the binder. Brick paving collects moss and weed growth in the joints and loses sand when over-blasted. Rendered walls and painted eaves are usually soft washed rather than pressure washed, using a chemical dwell time and low pressure so the coating survives.

Gutters are quoted by the metre or estimated from the footprint of the roof. Then come the adjustments.

Double storey costs more than single storey for the same length, because of access. Gutter guard changes the job in both directions, it keeps the gutter cleaner but sections may need lifting and refitting, which takes time. Downpipes are often a separate item, since a blocked downpipe needs flushing or rodding rather than scooping. Tree cover is the biggest single variable. A home surrounded by gums and jacarandas can fill a gutter in a season, and that debris load has to be bagged and removed.

Reading a quote properly

A quote worth trusting will show the unit and the count for every service, name the method for each surface, list access requirements, state whether it uses your water or carries its own, confirm public liability cover and working at heights competency, and say what happens to green waste and debris. A single figure with no breakdown gives you nothing to compare and no way to adjust scope.
